Fredericksburg Texas Real Estate Market Update May 2015

Both the Gillespie County and Fredericksburg Texas real estate markets have improved steadily over the past five years. In fact, many real estate records are being broken. Set in the heart of Texas Hill Country, Fredericksburg Texas is a growing small-town of 11,000 located in Gillespie County.

The average price for Fredericksburg Texas homes has increased dramatically since 2010. The average home prices went from approximately $206,000 to about $290,000). The average price per square foot has gone up about $30.

Fredericksburg Texas Home Sales

Total dollars of home sales in the Fredericksburg Texas real estate market 2010, 2011, and 2012 were approximately $29 million, $32 million, and $38.5 million respectively.  The total jumped in 2013 and 2014 to $53+ million and $51 million, respectively.

This leap of approximately $20 million reflected a substantial increase in total numbers of units sold.  During the 2010-2012 era, an average of about 150 units sold each year.  During the next two years, however, more than 200 units sold each year.

Similarly, the average Days on the Market decreased consistently. The DOM fell from 207 in 2010 to 159 in 2014.  During the first part of 2015, homes in Fredericksburg have been selling in an average of 134 days.

Total dollars of city lots sold in the Fredericksburg Texas real estate market looks a little bit different. In 2010, sales of lots totaled over $2 million but sales dropped off the next two years before reaching almost $2.3 million in 2013. Then in 2014 the total number of lots sold in the city reached over $4.2 million. Residential construction permits increased from 23 and 2010 to 62 in 2014.

There’s still room to reach the numbers in 2006 when the city pulled 102 permits for a total of over $5.7 million in sales!

Gillespie County Real Estate Market

In the entire Gillespie County, sales in 2010 totaled approximately $76 million. They have increased steadily. In 2011 total sales reached $84 million. In 2012 they surpassed $98 million.  Then, in 2013 total sales soared to over $137 million. Last year topped the 2013 record, surpassing $143 million.
