Kerrville Fredericksburg Texas Real Estate Market Q1 2014

Thus far in 2014 the Kerrville-Fredericksburg Texas real estate market is on target to outperform 2013.  The Kerrville Board of Realtors and Real Estate Center released figures for January, February, and March.  Total Dollar Volume has increased more than $2.1 million year-over-year.  Total Dollar Volume far surpasses the same Quarter 2009 in 2010.

Fredericksburg Texas real estateBoth the number of Home Sales and the Average Price for sale have increased during 2013 and now into 2014.  Most sales in the Kerrville-Fredericksburg Texas real estate market, however, are for homes priced under $400,000.  Less than eight percent of sales are for more expensive luxury homes, but that number has been increasing since 2009.  During 12 of the 15 months since January 2013, Home Sales increased year over year.

Home prices are increasing throughout Texas.  See our recent website article, “Texas Home Appreciation Notes by TAMU Real Estate Center.”  The Kerrville-Fredericksburg Texas home sales are up two percent from March 2013, keeping up with the Texas average.  The total number of listings is down 11 percent to 712.  Nonetheless, the Kerrville-Fredericksburg area stands out in the state is having more inventory than almost all other areas reporting.

Perhaps Median Prices are the most outstanding note about MLS Housing Activity from the Real Estate Center at Texas A&M University.  Median prices in Kerrville increase 15 percent between March 2013 and March 2014.  Currently the median prices are higher in Kerrville-Fredericksburg than any other housing market in Texas.  Average Prices are under the Texas average ($213,500 versus $234,300).  These figures include single-family homes, townhouses, and condominiums.  The Kerrville-Fredericksburg home market has very few townhouses and condominiums.

Fredericksburg Texas real estateOne has to wonder if the highlighting of Texas Hill Country is a great place to retire is affecting today’s market.  In July 2008, MSN.com combined Kerrville, Fredericksburg, Marble Falls, and Mason as the ninth Best spots to retire in the nation.  In 2009, Newsweek showcased the area pointing out the “spectacular beauty of this countryside and the towns scattered throughout” for a great retirement destination.  The magazine said Fredericksburg and Kerrville are being discovered by retirees from the Midwest and across the nation.

Whatever the reasons of each homebuyer, residents of Kerrville homes and properties in Fredericksburg hardily appreciate this Hill Country treasure chest.  The beautiful climate, rolling terrain, waterways, friendly neighbors, and vivacious historic towns also captured our dreams of the Lone Star State.
