Development Review Guidelines for New Homes in Fredericksburg TX

How about developing or redeveloping a Texas ranch or building some new homes in Fredericksburg?  On December 18, 2012, the City of Fredericksburg released new Development Review Guidelines to help review residential land development proposals in a timely manner.

The development Review Committee requests developers to submit a preliminary plan for the new Fredericksburg homes at a pre-application meeting.  This is a chance to talk about submittal requirements, design recommendations, procedural requirements and timing, major issues or concerns, code compliance and other matters that may pertain to the specific project, according to point #4 of the Guidelines.

To protect Fredericksburg Texas real estate values, the infrastructure, and citizens’ welfare, the Review Guidelines consider several variables, including:

  • Land development is properly planned,
  • Project is executed with consideration for public services and facilities,
  • Topographic constraints,
  • Health, safety, and welfare of the general public.

The review guidelines outline the requirements and fees associated with the developing of new Fredericksburg TX homes.  To help developers comply with the guidelines.  The first step for the developer is to acquire the application for building permits.  There is a special application for properties within the Historic District also.

The next step is to submit the application and two copies of the site plan.  In addition, the energy code compliance form and working drawings must be submitted.  The site plans must include everything including the curbs, driveway, walks, structures, and fences.  The working drawings need dimensions including sizes of Windows and doors, equipment and fixtures, and all electrical panels, outlets, lights and fans, and switches.

Fees for building permits, accessory buildings, impact fee, temporary meter loop, water and sewer taps must be submitted.  After the approvals, the permits are issued and construction can be started.  There will be additional required inspections.

The Development Review Committee meets on Thursdays at 1:30 PM with some exceptions.
