Glance at Early 2012 Fredericksburg TX Hill Country Real Estate Market

The Texas Hill Country real estate market in Gillespie County and Fredericksburg Texas is maintaining pricing stability with future signs of growth.  One indicator is the Gillespie County tax receipts.  January and February 2012 tax receipts totaled $306,566, representing the highest level in the past 6 years.

Sales of Fredericksburg TX homes within the city limits totaled 145 units and $31,936,250.  The average price matched 2006 levels.  Statistics show increases in average price per square foot to $129.26 for Fredericksburg homes.

As of the beginning of March 2012, the inventory for existing Fredericksburg Texas homes virtually matched the levels of 2011.  The percentage of foreclosures and short sales also remained steady.  Prices for the 22 homes on the market ranged from $115,000 for the smallest home to $4,450,000 for the largest estate home.  The median list price is $498,000 for 3220-square-feet of living area.  The median price per square foot is $193.
