Texas Hill Country properties in the exclusive Cordova Bend at Canyon Lake extends for over six miles along the shores of spring-fed Canyon Lake and the Guadalupe River with a beautiful, private lakeside park and boat launch, boat club, entertainment pavilion, bicycle trails, jogging paths.  Boasting views to last a lifetime, Cordova Bend is the ultimate private community with stable residents and new home starts.

Cordova Bend at Canyon Lake TX homes can be primary residences, second homes, or vacation properties in Texas Hill Country.  Located 60 miles southwest of our offices in Fredericksburg, Cordova Bend is secluded down the road less traveled--12 miles northwest of New Braunfels, 11 miles from Bulverde, and 24 miles north of San Antonio real estate and 56 southwest of Austin.

Plans for the gated community include 177 Hill Country home sites ranging from one to 27 acres.  Lots are a combination of green pastures, mature oak trees, lake and river views, and waterfront access.  Every two acres can accommodate one horse.   All utilities underground and the community features fiber optics and central water.

Sensible restrictions protect the land investment.  Minimum square footages are 2,800 for one-story homes and 3,200 for two-story homes.  Minimal two-car garages are required.  There is no time limit for building starts and the construction period is nine months long.  Homes are at least 85 percent masonry with bricks accents permitted.

Cordova Bend is located on the southwest shore where the Guadalupe River enters Canyon Lake.  Formerly, this portion of Comal Country and the Guadalupe River Valley included the Canyon Reservoir.  Owned by the United States and operated by the U.S. Army Corps of Engineers, the lake formed 1964 after the building of a rolled earth-fill dam 6,830 feet long.  In 1964, The Lake helps flood control, water conservation, and adds water recreational options.  It offers a conservation storage capacity of 382,000 acre-feet and a surface area of 8,240 acres.

Subsequent growth sustains several residential communities along the beautiful 60-mile shoreline, replacing former farms and ranches in the two rural communities of Cranes Mill and Hancock.  As the focus of the area turned to resorts and tourism, the economy of Comal County transformed.  A variety of businesses and services took root and the communities of Sattler and Startzville and the new town of Canyon City met the needs of thousands who were attracted to the lake.
