San Marcos TX real estate is set as a jewel on the edge of Texas Hill Country between Austin and San Antonio.  Buyers of real estate in San Marcos discover their true investment is an exceptional quality of life.  Along with the cooperative mild climate, San Marcos TX homes are near spectacular scenery, clear water lakes and rivers, and great educational, cultural, economic, and community resources.  New home developments blend with the historic charm of San Marcos.

As one of the oldest continuously inhabited sites in the Northern Hemisphere, homes in San Marcos began to spring up along the rich river banks when Spaniard Alonso de Leon led an expedition from Mexico to establish presidios and missions.  De Leon's party reached the river on April 25, 1689 on the feast day of St. Mark the Evangelist, San Marcos.   In 1808 a group of Mexican families with their cattle, mares, horses, and donkeys settled on real estate in Villa de San Marcos de Neve.

The first Anglos settled near San Marcos Springs in 1846.  Shortly afterwards, the Texas Legislature organized Hays County, selecting San Marcos as the county seat that it remains today.  Some portions of the city of over 50,000 reach into Caldwell and Guadalupe counties.

The formidable waters in the region have never run dry.  Archeologists found evidence of the 10,000-year-old Clovis culture in the area.  Fed by the Edwards Aquifer, San Marcos Springs is the headwaters of the cool, clear river and home to several threatened or endangered species.  Additional recreational waters at Spring Lake, the Blanco River, and Guadalupe River join the San Marcos River as a Texas Water Safari.

In the 1960s, the tourist industry, spurred by the establishment of attractions such as Aquarena Springs and Wonder World, began to take off.  An incredible city park system highlights the San Marcos River.  It offers a fabulous array of recreational options and halos the natural beauty of the area, in addition to challenging golf courses, tennis facilities, and bicycling adventures. Tubing, canoeing, water skiing, swimming, sailing, power boating, wind boating, and fishing offer wonderful escapes for city dwellers during the hot summer months.

The local campus of Texas State University is a beautiful attraction with breathtaking views of the city.  Of course, with almost 30,000 students enrolled in the local Texas State University campus, the thriving community never says die.  A new gathering place at the recently restored town square offers plenty of relaxing restaurants, shops, entertainment, and cultural activities.   A thriving music scene, artistic productions, and athletic events vie for the free time of students, prompting a fun college-town atmosphere.  In addition to Texas State University, San Marcos Baptist Academy and the Gary Job Corps Center are located here.  The San Marcos Consolidated Independent School District serves families.

Another colorful layer in the community stems from the rich cultural diversity.  Many annual events highlight different cultures including the annual Cinco de Mayo Celebration, the Texas Natural & Western Swing Festival, Juneteenth celebrations, and the Sights and Sounds of Christmas.

A vibrant economy swirls around education, tourism, manufacturing, and light industry.  There is no state income tax.  The community also boasts the state's third most-popular tourist attraction, the Tanger Outlet Center and Prime Outlets.

So come, look and see for yourself.  Experience the historic Tours of Distinction, the Living History Trolley Tour, or a scenic drive through the Hill Country.  Please give us a call for information about relocation, investment property, and real estate in the special communities of Texas Hill Country, click here to contact Dale Cook or call 830-997-1035.
