Located in Central Texas, Austin real estate is home to the State Capitol building and the county seat of Travis County.  Over 3/4 million residents live in Austin TX homes.  Approximately another million live between Round Rock to the north and San Marcos TX real estate to the south.  These people dip frequently into Austin's thriving economy, popular art and music culture, universities, and recreational amenities on the western edge of Texas Hill Country.

To preserve the view of the Texas State Capitol building, the skyline spans out broadly with structures of medium height.  As skyscraper high-rise condominiums are becoming trendy, some areas of downtown Austin TX real estate are gaining spikes.

Austin Texas homes are situated is neighborhoods that reach out from the Colorado River.  The eastern part of the city is flat and the western suburbs consist of scenic rolling hills.  Buyers of exclusive Austin TX homes for sale nearest the River exclaim over the incredible views.  Mount Bonnell is a natural limestone formation overlooking Lake Austin on the Colorado River.

The humid, subtropical climate includes four major ecological regions in its diverse ecosystem:  temperate-to-hot oasis, desert, tropics, and a wetter climate.  Boating and swimming is available from the numerous parks on the shores.  Three manmade lakes within the city include Lady Bird Lake, Lake Austin, and Lake Walter E. Long.  A portion of Lake Travis is also within city limits.  A series of dams form Texas Highland Lakes.

Nationally recognized for excellent programs, the Parks & Recreation Department maintains a large number of parks, swimming pools, and a system of greenbelts that run through the city.

Arts and culture are big in this city as is a certain eccentricity and diversity.  South Congress (SoCo) is a large and unusual shopping district.  Annual festivals such as Pecan Street Festival and Austin City Limits Music Festival and interesting contests such the O. Henry Pun Off, the Austin Reggae Festival, and Carnaval Brasileiro are well attended and unique.

The city's official slogan is "The Live Music Capital of the World."  Its vibrant live music scene tops that of every other American city.  People also love their motion pictures, theater, sports venues, and museums.

The Travel Channel selected the city as "America's #1 College Town."  It is home to the University of Texas at Austin and its College of Pharmacy, McCombs School of Business, the School of Architecture, and School of Engineering.  Students also attend Austin Community College, Concordia University, Huston-Tillotson University, St. Edward's University, the Episcopal Theological Seminary of the Southwest, the Acton School of business, Austin Graduate School of theology, Austin Presbyterian Theological Seminary, Virginia College's Austin Campus, and Park University.

The Austin Independent School District as well as a list of private, parochial, and alternative schools serve the younger students.

The city offers a stable economy and moderate cost of living, a couple of reasons why Money Magazine selected the city as No. 2 Best Big City in 2006.  In the beginning of 2010, Grubb & Ellis Co. selected her No. 1 Best City to Invest in Commercial Real Estate.   Austin Business Journal on January 4, 2010 quoted Grubb & Ellis senior vice president and chief economist saying, "The future is more certain, giving owners and users of real estate the confidence to begin making decisions again."
