From Austin Texas homes to technology to alternative energy, a variety of positive factors landed Austin top placement in a 2009 study by the Milken Institute.  Milken announced:  "Austin-Round Rock, Texas, by virtue of its stellar economic performance relative to the country overall, claims top honors in our Best-Performing Cities 2009 ranking."  This is a great time to pick up southwest Austin real estate in Texas Hill Country and to call this place home.

Austin succeeded in avoiding the worst of economic declines, holding its own when battling too many Austin homes for sale and job losses in manufacturing and global trade.  Although Austin experienced strong appreciation in home values, it did not become overinflated.  New construction has waned but not as dramatically as in some areas of the nation.

Stabilized by its role as the state capital, home of a major research university, dynamic technology and professional services sectors, and moving into clean-energy technology, Austin has met many challenges along the way.  After the contracting of the national and international market for information and communications equipment and services, the city moved forward.  Innovative Dell widened its distribution channels.  The city is successfully attracting jobs and corporations away from higher-cost states.  Companies such as Corvalent, Interspire, and Oxygen have moved to town.

A strong talent base, low living and business costs, and a strong entrepreneurial spirit converge to create a favorable business climate.  It boasts the fourth-highest rate of self-employment in the United States.  In a league of its own, Austin "seems poised to experience net job growth for 2009," the report explained, with "commensurate wage and salary growth."

The Pecan Street Project, a public-private partnership, is developing a leading-edge clean-power system meant to modernize the city's grid.  Players in the smart-grid include the University of Texas, Dell, Oracle, IBM, and Gemini Solar.  Stay tuned.

Milken Institute teamed up with Greenstreet Real Estate Partners for the study.  Other Texas metro areas also ranked in the top 16:  Killeen-Temple-Fort Hood (2), McAllen-Edinburg-Mission (4), Houston-Sugar Land-Baytown (5), San Antonio (11), Fort Worth-Arlington (12), Dallas-Plano-Irving (13), El Paso (14), and Corpus Christi (16).  Nine other Texas communities are included in the top 25 of 124 small metros.  They are Midland (1), Longview (2), Tyler (4), Odessa (5), College Station-Bryan (14), Texarkana (17), Waco (18), Laredo (20), and Abilene (21).
