What it Takes to Build Fredericksburg Homes in City Limits

Thinking of building a new home in the Texas Hill Country?  How about Fredericksburg?  Maybe you've started dreaming of style and design and have contacted an architect for your Fredericksburg homes.  Have you picked out a parcel?  May we suggest a nice large tract in Fredericksburg's German Immigration subdivision?  It is close to town but offers a country feel.  

The City of Fredericksburg outlines the steps required to be completed by anyone who wants to build a home within the city limits.  These are based on the International Residential Code from 2009.  

Get a Building Permit

Begin by applying to the City of Fredericksburg for a building permit.  The approval will take at least 24 hours.  Submission requires:

  1. Building permit application
  2. Two copies of the site plan
  3. An energy code compliance form
  4. Working drawings for plan review

Properties within Historic Districts will also require application for Historic Review.

Site Plans

The site plans for your new home in Fredericksburg must include all of the details--from the fences and driveway to walks to the exact locations and dimensions of each structure in the plan.  Curbing must be included.  If there are no curbs on the lot, street curbing will need to be added.  Curbs are now required.  

Working Drawings

Just the same, the working drawings need to be professional.  They must include dimensions of everything including the sizes of windows and doors.  They need to show the placement of the electric panels, electric outlets, switches, lights and fans.  In addition, delineate the locations of the HVAC and plumbing equipment and their systems.

Associated Fees
  • There are some costs associated with applying for a building permit.  They are based on square footage.  The fees are 15 cents/square foot for the main building and 7 cents/square foot for accessory buildings.
  • Impact fees are assessed according to the Impact Fee Ordinance.
  • Initial electrical fees are $300 for the first 200 amps.  Larger services require additional input from the electric department.
  • Temporary meter loop connect is $75.
  • Water Connections vary from $1500 to $1750 for the first 40 linear feet with each additional foot costing $37.50-$43.75.
  • Sewer Connections (4 inch) are $1025 for the first 40 linear feet with additional feet $25.60 extra.

Final Steps

Construction may begin as soon as the necessary permits are issued.  As the construction progresses, several inspections will be needed.
