There are a number of reasons why Fredericksburg Texas homes are being considered by baby boomers.  The lovely historic city of approximately 11,000 residents captured the attention of many soon-to-retire candidates when Fredericksburg was honored as one of the 25 Best Places to Retire in the United States.  Fredericksburg has lots going for it and serves as the central hub in Texas Hill Country.

The historic community was settled by German immigrants in 1845.  These were part of the Society of Noblemen.  A replica of the Vereinskirche, which served as a church, school, community hall, and fort, stands as a landmark along historic Main Street today.  

During annual community events, the vivacious German/TexMex culture makes an unmistakable impression.  Main Street and the surrounding blocks house exceptional restaurants, specialty and boutique shops, live theater and museums, pubs and wineries.  The area includes hundreds of unique bed-and-breakfast establishments.
  • Fredericksburg is surrounded by the rolling hills and rock formations, as well as rivers and streams of Texas Hill Country.  Enchanted Rock State Park is just north of the city.  Numerous summer camps are in the area to the west and the Lady Bird Golf Course and LBJ State Park are just south and east of the city.  The casual lifestyle lends itself to genuine camaraderie as folks enjoy one another's company. 
  • Austin is approximately 70 miles east of Fredericksburg; San Antonio is about 75 miles south of Fredericksburg.  This makes it easy to run to the city for large cultural activities, special shopping sprees, college and professional sporting events, etc.
  • Fredericksburg is generally cooler than the Metropolitan areas and Fredericksburg Texas homes for vacationing have traditionally been a Hill Country escape from the heat of summer.  Winter temperatures are also moderate.
  • Sales taxes are 6.25 percent and there are no state income taxes.  The median home price in Fredericksburg is under $180,000.
  • Fredericksburg is a destination location for visitors from around the world.  The excellent Museum of the Pacific War and the Pioneer Museum are to prominent attractions.  Several art galleries and antique shops, live theater, and events bring many visitors back regularly.
  • Cycling, hiking, horseback riding, and golfing are a handful of the many recreational activities in play.  Scenic drives and day trips to the lakes and through wildflower meadows are other favorite past times.  There are several hunting ranches in the area as well.
  • The highly regarded Fredericksburg School District and college course programs are offered locally.
A year ago, Money Magazine goaded young seniors to evaluate their preparations for retirement.  The magazine suggested that anyone approaching retirement age take steps to ensure a successful retirement.  A number of buyers have picked up properties in Fredericksburg years ago with the intent of vacationing in the Hill Country before retirement.  Others are moving to the area from the East Coast and the West Coast - places where real estate prices are higher.  These are able to stretch their dollars and enjoy a higher quality lifestyle by purchasing vacant land or Fredericksburg Texas homes.
